Council is considering amending the Envision St. John's Development Regulations to allow accessory buildings in front of the building line in rural zones at Council’s discretion, allow taller accessory buildings in rural zones, and increase the maximum permitted height for backyard suites in rural residential zones.

Council is considering amending the St. John's Development Regulations to add “Dwelling Units on the 1st storey – properties 24 to 30 Duckworth Street” as a Permitted Use in the Commercial Downtown Mixed (CDM) Zone.

The City has received an application from B&G Holdings Inc. for a dwelling unit in the first storey at 30 Duckworth Street. Dwelling units on the first storey of a building are not currently permitted on Duckworth Street or Water Street. Full details available on the project page.

The City has received an application from CGI Development Inc. to rezone land at 125 Southlands Boulevard from the Commercial Regional (CR) Zone to the Residential 2 (R2) Zone for a residential subdivision. The applicant is proposing a 86-unit development of Semi-detached Dwellings, leaving some land near the intersection of Southlands Boulevard and Gold Medal Drive within the Commercial Regional (CR) Zone. The City has received an application from Breen’s Enterprises Ltd. to rezone property at 69 Military Road. Needs Convenience Store currently occupies the entire first storey, with two apartments above, one on each level. The proposal is to convert part of the first floor into an apartment and using the remaining portion of the first floor for a Breen’s Bakery and Deli.

The City received an application to rezone 55 Groves Road from the Rural Residential Infill (RRI) Zone to the Residential 2 (R2) Zone to enable the development of semi-detached dwellings. A total of 18 dwelling units are proposed. To rezone, a Municipal Plan amendment is required to redesignate the property from the Rural District to the Residential District.
