The City has received an application to rezone a portion of land at 425 Blackmarsh Road (Welland Street) from the Apartment 2 (A2) Zone to the Residential 2 (R2) Zone to create one new lot for a Single Detached Dwelling between 70 Welland Street and 418 Blackmarsh Road.

The applicant is proposing to subdivide land from the much larger 425 Blackmarsh Road property (see full site map under the "Documents" tab) to create one new lot on Welland Street (see subject property map here).

The proposed lot size does not meet the A2 Zone requirements (there is not enough land for an apartment building or townhouses) and therefore a rezoning is required. The applicant is proposing to create a new lot with a Single Detached Dwelling; however, if the rezoning is approved, any uses within the R2 Zone could be developed on the site.

There is a similar rezoning application for another portion of the large 425 Blackmarsh Road parcel, that application is to rezone a portion of land between 48 and 56 Welland Street from the A2 Zone to the R3 Zone. You can find more details about that application here.

The subject site is in the Residential District of the Municipal Plan, so no plan amendment is required.
