
The City received an application from KMK Capital Inc. to rezone 100 Logy Bay Road (the former Bally Haly golf course) from the Open Space (O) Zone to the Planned Mixed Development (PMD) Zone to enable a large mixed-use neighbourhood development.
The subject property is a large site covering approximately 47 hectares (or 116 acres). There are a mix of uses proposed for the land, including residential, office, retail, personal service, clinic, recreation, trails, and open space uses. The residential uses include single houses, duplexes, townhouses, four-plexes, and apartments. This proposed development is anticipated to create 1,246 new dwelling units, though the exact number may change as the proposal evolves.
To rezone the property, a Municipal Plan amendment is required to redesignate the Open Space District to the Residential District. A text amendment to the Municipal Plan is also needed to enable the PMD Zone within the Residential District. A Regional Plan amendment is also required.
The applicant will be required to prepare a Land Use Report, including a Traffic Impact Assessment, for the proposed development.
