Council is considering an amendment to Section 7.6.1(3) of the Envision St. John's Development Regulations to clarify the landscaping requirements for Townhouse Lots in the Residential 3 (R3) Zone.

With this proposed amendment, Townhouse Lots in the R3 Zone that are within the Downtown Snow Removal Area and have a 0 metre building line are exempted from the requirement to have a minimum 45% of the front yard landscaped. These Townhouse Lots do not have space for driveways or front yards and therefore no landscaping is required.

Townhouse Lots in the R3 Zone that are within the Downtown Snow Removal Area that do not have a 0 metre building line and are set back from the street to allow space for a driveway or front yard will not be exempt from landscaping requirements, and the requirement for soft landscaping for at least 45% of the front yard will apply.
