The City has received an application to amend the Envision St. John's Development Regulations to allow dwelling units on the first storey within the COH Zone.

The proposed text amendment was prompted by an application from Gagnon Walker Domes Ltd. to convert the hotel at 222 LeMarchant Road into a residential rental building. The applicant is proposing to create 99 new dwelling units, with units on all floors of the building. The subject property is zoned Commercial Office Hotel (COH). Currently, the COH Zone only permits dwelling units on the second storey or higher, so an amendment is needed to enable the proposal.

No changes to the building footprint or additions are proposed. No amendment to the Municipal Plan is needed.
