The City is considering rezoning land at 245 Forest Road from the Residential 1 (R1) Zone to the Apartment 1 (A1) Zone to accommodate a future affordable housing development. This rezoning is to support the City's land disposition program, an initiative under the Housing Accelerator Fund (HAF).
As part of the HAF land disposition program, the City has identified 245 Forest Road as City-owned land that is suitable for residential development. The site is undergoing rezoning to prepare it for higher-density residential development and will then be made available to non-profit housing provider(s) through a request for proposals (RFP) process.
A portion of the property is zoned R1, while the remainder is zoned Open Space. The Open Space area will remain, and in the future may become a community garden. The proposal is to rezone only the R1 portion of the site to the A1 Zone, which allows a variety of residential uses, including apartment buildings, townhouses, and townhouse cluster. Rezoning to A1 will allow a housing provider to develop the housing form and building type that best suits their needs.
A Municipal Plan amendment is not needed.
