The City has received an application to rezone property at 46 Hazelwood Crescent from the Residential 1 (R1) Zone to the Apartment 1 (A1) Zone to enable the development of a new Apartment Building on the property.

There is an existing Apartment Building on the site, which is currently a non-conforming use. The existing building will remain. The addition of a second Apartment Building to the site makes this a Cluster Development. A Cluster Development use is permitted within the A1 Zone.

The proposed new Apartment Building is three storeys in height and will contain 21 affordable dwelling units.

The subject property is within the Residential District of the Envision St. John’s Municipal Plan, so a Municipal Plan amendment is not required.
