The City has received an application to rezone property at 19 King's Bridge Road from the Commercial Neighbourhood (CN) Zone to the Residential Mixed (RM) Zone to allow a Lodging House use. A Municipal Plan amendment is not needed.
The applicant is proposing to develop a Lodging House containing five bedrooms within the existing building. A Lodging House use is not permitted in the current CN Zone and therefore a rezoning is required.
The existing building currently contains a Clinic use and Health and Wellness Centre use (yoga studio), and the applicant is proposing to keep these uses, which are housed in a separate part of the building. While the RM Zone allows a variety of commercial uses, including Clinic uses, a Health and Wellness Centre is not a permitted or discretionary use for this zone. To consider this rezoning, a text amendment is required to add Health and Wellness Centre as a permitted use to the RM Zone.
