Council is considering amending the St. John's Development Regulations to remove the 6 metre setback requirement for accessory buildings in unserviced areas.

Under section 6.2.4 of the Envision St. John’s Development Regulations, accessory buildings located in areas without municipal water services (unserviced areas) must be located a minimum of 6 metres from any lot line. This requirement used to exist for both houses and accessory buildings, however during the Envision St. John's review of the Municipal Plan and Development Regulations, the requirement was removed for houses. After consultation with both the Fire Department and the Inspection Services Division, it is now proposed to remove this requirement for accessory buildings in unserviced areas.
