The City received an application to rezone 51 Hazelwood Crescent from the Institutional (INST) Zone to the Residential 2 (R2) Zone to enable eight (8) unit semi-detached dwellings and a single-detached dwelling. To rezone, the property also needs to be redesignated from the Institutional District to the Residential District.

This is vacant land bordering Hazelwood Elementary School and houses along Blue River Place. This land was sold as part of the ongoing court-ordered sale of lands by the Roman Catholic Episcopal Corporation of St. John’s.

Upon receiving a satisfactory site plan, the public consultation period will occur. Once the consultation period opens you can provide your feedback. You may ask a question at any time while the application is active.

As a long time home owner on Hazelwood for many many years. i support this application along with my other long time home owner neighborhood friends. Any green grass that can turn into brick and mortar brings job for people in our community in all aspects in more ways then one. Same goes with the most recent approved development of an 85 unit apartment building that bounds directly onto the rear properties of Blue Rive Place. Again a much needed development in our city. We also supported that application as well as an area resident of Hazelwood Crescent. Thanks to the city for doing their job and paying attention to development that matters. on Facebook Share Good for any developer putting homes, condo building, Daycare, Doctors office, senior living, corner store, Strip mall, drug store or a sporting goods store on the site at 51 Hazelwood Crescent. we need all what we can get in such a rising population and in need of such development into today's society. • Share The rezoning should be denied. First, adding an 8 unit building to an area with single dwelling units or individual homes will degrade the property values for the residents of Blue River Place, Hazelwood Crescent and Parkhill Street . Many of those residents have lived there since the late 1990s. Most certainly, the City will fail to lower property taxes in lock step with the reduced property values. Second, there is significant traffic congestion now in the vicinity of the school entrance on Hazelwood Crescent each day in the mornings and mid afternoons as students are dropped off and picked up. Adding nine more homes will significantly worsen this already problematic situation. Third, the additional traffic congestion, in addition to being inconvenient, raises concerns for the safety of residents of the area who will have to live with the extra traffic. In other words, pedestrians will have to deal with increased vehicular traffic which decreases safety. This is a concern for area residents, their children and students of the school. There is no need to jam a new building into every field in the city. Grass and green space is not a bad thing. on Facebook Share The rezoning should be denied. Thank you for your feedback.

For clarification, the applicant is not proposing an eight unit building on this site but is proposing the development of eight semi-detached dwellings. You can view the proposed plan on Page 5 of this document.

  • Share Contrary to what was stated in the city council meeting there is very strong opposition to rezoning and development of this lot by every neighbour in the area. In fact they neighbourhood homeowners would like to request that there would be a public hearing before any rezoning is considered. on Facebook Share Contrary to what was stated in the city council meeting there is very strong opposition to rezoning and development of this lot by every neighbour in the area. Thank you for your comment. As this application involves a Municipal Plan amendment, a Commissioner's Public Hearing will be held before Council makes a final decision on the amendment.

  • Share Please consider a denser site development proposal. Adding 9 additional driveways to this street would be less efficient (and less safe) than a site plan with 2-3 access points and shared parking lot with 2-3 multi-unit buildings or townhome clusters. Duplex with basement unit would also be an easy way to double the unit count. Also, please prioritize 2 and 3 bedroom units given proximity to school.
