Consultation has concluded
The City's Affordable Housing Strategy, outlines a commitment to identify city-owned vacant land for potential redevelopment as affordable housing.
Four parcels of land have been expropriated and identified for potential redevelopment as affordable housing to date. These include 245 Forest Road, 80-90 Empire Avenue, 375 Waterford Bridge Road, and 28 Eric Street. A project is already planned on 28 Eric Street. There are no planned projects for the other three sites at this time. We would like to engage with residents, businesses, and other stakeholders about these parcels of land.

jjmoxyalmost 3 years agoI would highly recommend the natural features & well-aged trees be preserved here; enhance this space to encourage family mixed outdoor use.

The site is ideally located near park space, stores, and not far from schools. It is fairly flat with no views to block. Great place for a reasonably dense apartment building. Traffic impact will be minimal with good transit connectivity.
0 comment0LMcCalmost 3 years agoAffordable housing is necessary, as is mature urban green space. There are alternatives to consider.
The particular area that has been identified as a potential placement for development seems entirely inconsistent with the City’s Urban Forest Management Plan and the focus on Naturalization Projects. Destruction of an area that is already established with mature trees, while focusing on planting saplings in other areas seems counterintuitive. The City has also established the Re-Leaf Tree Planting Program to “expand St. John’s urban forest”, which is a direct quote from the City’s literature. With such a focus on the necessity of natural habitats within city limits, it seems illogical to select an area that is already established as such for development. Also worth considering is the future development potential within the immediate area, which could meet the need for development while preserving this mature green space. The Waterford Hospital is set to be replaced with a new facility, which will open up a substantial footprint of land just a few kilometers from the proposed location of 375 Waterford Bridge Road. That space would be a prime location for development, with the same access to Bowring Park, while preserving the mature trees and green spaces located on the park’s perimeter. Affordable housing is necessary, as is established urban green space. There must be an alternative to developing one without sacrificing the other.
0 comment3jjmoxyalmost 3 years agoIt seems illogical to promote & emphasize tree planting & greening up areas of the city while simultaneously clear cutting mature trees.
Surely alternative more suitable spaces exist within the city to create and develop affordable housing inventory (which I am all for; this just doesn't seem to be the best spot or be fully thought through?).

Would be great to have bookable space here. Much easier to access than the bungalow.

This area is decently served by transit but it can be a pretty unpleasant place to wait - some structured bus bays or waiting areas as part of the development would be great

We are lagging on sustainable buildings. Especially given its location this could be a showpiece of environmental design. Consider geothermal and solar energy sources, passive ventilation, etc. Could work with apartment buildings or individual homes via shared services.

Retail stores would bring increased traffic, noise and garbage to the area.

The city is currently paying people $200 to plant trees on their property. Why would they do this at the same time that they are proposing to destroy a mature forest? This area has few services within walking distance and poor access to public transit. There are plenty of good places in the city for developing housing, but this is not one of them

It's a long haul on foot from this site to basic necessities like groceries etc, and it seems unlikely that that'd change in the future. This could be a challenge for folks who don't wish to or can't afford to operate a car.

No thanks to destroying another natural area in an already over congested area of the city, near the largest park we have. This is also a green section of the beautiful trailway path. We are already in a climate crisis, why are we yet again destroying another green space instead of recycling spaces we already ripped up - like old site for the Grace Hospital? Or rezone the old Costco/Target space and build a a subdivision there!

By keeping some of the mature trees between he housing and the trailway, mental health in the area will be improved. The stand of trees kept should run the length of the property line and be thick enough to offer some privacy. Mature trees will also help lower the temperature in the area on hot summer days.

This would be a huge eyesore for park goers and would also destroy a lot of natural habitats for animals and plants. Please decide on a place with less nature!

Seniors would be non-destructive, quiet, clean tenants that would enjoy the park. Please remember our Seniors.

I really like the idea of building a substantial project here - this area always felt oddly unfinished, between a big gravel parking lot, no signage to show where the park is, and a big road where people drive too fast because there's nothing along the roadside. A project with some mixed-use elements that came right out to the street could calm traffic, provide a gateway to the park, provide amenities for park users and residents, and provide a really pleasant environment for the folks in our community who deserve it most.

Removal of Land
375 Waterford Bridge Road is currently at this stageOn January 23, 2023, St. John's City Council passed a motion to remove 375 Waterford Bridge Road from the list of land parcels previously identified and approved by Council as potential sites for affordable housing developments.
