The City received an application from John Hearn Architects Inc. on behalf of the property owner, Sonco Group Inc., to demolish a small portion of the Atlantic Place (AP) Parking Garage and replace it with 100 residential rental units at 1 Clift’s – Baird’s Cove. The property located at 1 Clift’s – Baird’s Cove is located in the Commercial Land Use District and is zoned Atlantic Place Parking Garage (APG). The application is for a text amendment to the APG Zone to enable the proposed residential use. An amendment to the Envision St. John’s Municipal Plan is not required.

A Heritage and Land Use Report is required. The terms of reference for the Report are saved under Documents.

As part of the terms of reference, the applicant must consult the neighbouring residents and property owners before submitting the Heritage and Land Use Report. This will allow the applicant to learn about any concerns from the neighbourhood and try to mitigate any issues.

    Thank you for your questions. The applicant is currently preparing a Heritage and Land Use Report. That Report will provide answers to, and clarify many of your questions above. There is a preliminary rendering under Documents which shows the facade facing the harbour. Additional renderings will be included in the Report.

    Thank you for your question. The applicant is requesting the maximum building height listed in the Atlantic Parking Garage zone be changed to enable the proposed building, which is 47.8 metres. The building height does not include any mechanical structures.
