375 Waterford Bridge Road
Consultation has concluded
The City's Affordable Housing Strategy, outlines a commitment to identify city-owned vacant land for potential redevelopment as affordable housing.
Four parcels of land have been expropriated and identified for potential redevelopment as affordable housing to date. These include 245 Forest Road, 80-90 Empire Avenue, 375 Waterford Bridge Road, and 28 Eric Street. A project is already planned on 28 Eric Street. There are no planned projects for the other three sites at this time. We would like to engage with residents, businesses, and other stakeholders about these parcels of land.
This page is for comments and feedback about 375 Waterford Bridge Road. This parcel of land is the treed area located on the corner of Waterford Bridge Road and Park Road, with the Waterford River Walk / T'Railway running along the back. Please see the map below for more information. Use the tools below to provide your feedback, sign up for our virtual meeting or pop by Bowring Park to chat about this on July 29 between 10 a.m. and 1 p.m. (check out the key dates for details).

0 comment2Crosealmost 3 years agoThis is already a very busy area
I am unable to attend the virtual meeting. I have a number of concerns about the option to develop this area for affordable housing. First I am curious about how many units area being considered, is this 2, 6, 12, 50? I realize the plans are not finalized so its hard to answer, but I'm curious about what the expectation should be. Is this Habitat for Humanity where the owners eventually own the homes or is it to be City run housing similar to nearby Mifflin Court? Another concern is with regards to traffic. This area can already become very congested from traffic to and from Bowring Park, albeit mostly during the summer months. This needs to be considered. There is also the consideration that the city is growing and Bowring Park is heavily used. If there was to be consideration of an area for additional parking in the Bowring Park area this is the only area left that would make sense. This may again lead to additional traffic congestion. These are just some of my thoughts and concerns as I will be unable to attend the virtual meeting or in person booth.
0 comment1cawoodfordalmost 3 years agoApartment building(s) or cottages for Senior Citizens. They need somewhere affordable to live and would enjoy the park.
0 comment0aealmost 3 years agoInstead of developing green space, how about some parking lots the city owns instead.

aealmost 3 years agoNothing. I don't think it should be developed and your "engagement" questions here are clearly leading so you can justify developing it.

0 comment1JoshSmeealmost 3 years agoBike maintenance station
This is right along a major corridor for cycling (the T'Railway) - it would be great to provide some amenities for cyclists, perhaps a tuneup/maintenance station as are often found in parks and developments elsewhere
0 comment1JoshSmeealmost 3 years agoRetail/food options for residents and park users
I come to Bowring Park all the time with my family and there is nowhere nearby to grab a snack, a cold drink, or something I forgot to bring with me. A pain, especially when arriving on foot/by bike. This would be a perfect spot for some retail and/or a cafe/restaurant that would be an amenity for the neighbourhood and for park visitors and provide employment for residents
0 comment1mjphilpottover 2 years agoNet zero and passive design principles
We are lagging on sustainable buildings. Especially given its location this could be a showpiece of environmental design. Consider geothermal and solar energy sources, passive ventilation, etc. Could work with apartment buildings or individual homes via shared services.

LMilesalmost 3 years agoKeep some of the mature trees.
By keeping some of the mature trees between he housing and the trailway, mental health in the area will be improved. The stand of trees kept should run the length of the property line and be thick enough to offer some privacy. Mature trees will also help lower the temperature in the area on hot summer days.
0 comment0DavidGoosneyalmost 3 years agoTotally inappropriate area for housing
The city is currently paying people $200 to plant trees on their property. Why would they do this at the same time that they are proposing to destroy a mature forest? This area has few services within walking distance and poor access to public transit. There are plenty of good places in the city for developing housing, but this is not one of them
0 comment0Tobinsoalmost 3 years agoThis is a very congested area ! Enhancing this area with more ornamental trees leading to Bowring park the most beautiful Park in our City !
0 comment0JoshSmeealmost 3 years agoFew walkable amenities
It's a long haul on foot from this site to basic necessities like groceries etc, and it seems unlikely that that'd change in the future. This could be a challenge for folks who don't wish to or can't afford to operate a car.
0 comment0aealmost 3 years agoLoss of green space. Unacceptable given the climate crisis and lack of green space in our city.

0 comment0DavidGoosneyalmost 3 years agoThink Bigger!
Why stop at this site? Immediately behind this location is 200 acres of city-owned property. You might need to fill in the pool and the duck ponds (who uses those anyway). Think of all of the housing you could build!
0 comment0JoshSmeealmost 3 years agoThis could create a new focal point
I really like the idea of building a substantial project here - this area always felt oddly unfinished, between a big gravel parking lot, no signage to show where the park is, and a big road where people drive too fast because there's nothing along the roadside. A project with some mixed-use elements that came right out to the street could calm traffic, provide a gateway to the park, provide amenities for park users and residents, and provide a really pleasant environment for the folks in our community who deserve it most.
0 comment0Michaelalmost 3 years agoChoose a different area
Decide on a different location for this. There are plenty of other areas in the city.
0 comment0aealmost 3 years agoHow about the Mews centre at Mundy Pond?
This would be a great place for affordable housing. It is in a walkable neighbourhood near rec facilities, stores, schools, bus routes. Unlike these options, it will be a city owed vacant building, rather than green space.
