What is considered an Accessory Building?

    In the Envision St. John's Development Regulations, an Accessory Building is defined as "a detached Building not used as a Dwelling, located on the same Lot as the main Building to which it is an accessory, and which has a Use that is customarily incidental or complementary to the main use of the building or land, but is not limited to: 

    • for Residential Uses, domestic garages, carports, ramps, sheds, swimming pools, greenhouses, cold frames, fuel sheds, vegetable storage cellars, shelters for domestic pets, or radio and television antennae; 
    • for Commercial Uses, workshops, or garages; and 
    • for Industrial Uses, garages, offices, raised ramps, and docks."

    What is a Permitted Use?

    Each zone has a list of Permitted and Discretionary Uses. Permitted Uses are allowed as-of-right, subject to meeting development standards. 

    The definiteion of a Permitted Use is a use that is listed within the permitted use classes set out in the use zone tables of an authority’s Development Regulations.


    What is a Discretionary Use?

    Each zone has a list of Permitted and Discretionary Uses. Discretionary Uses require public notification and Council's approval.
